Property Condition Assessments

Standards-based property condition assessments that give buyers, lenders, and owners a clear basis for investment decisions

Our Property Condition Assessments (PCA) follow ASTM E2018 to document the current condition of a building’s structure, enclosure, and major systems. Whether supporting acquisition, refinancing, or long term asset management, we identify deficiencies, capital needs, and risk exposure in a structured, decision ready format.

We also provide Property Needs Assessments (PNA) and Facility Condition Assessments (FCA), delivering realistic cost projections with clear prioritization of near term and long term needs, aligned with ownership objectives.

Our field team includes FAA Part 107 licensed drone pilots and a Registered Roof Observer (RRO), allowing us to capture aerial and infrared imagery of roofs and building enclosures that ground-level surveys miss. Drone-mounted thermal imaging helps identify moisture intrusion, insulation gaps, and enclosure performance issues without destructive investigation.

Through on-site evaluations and disciplined 30 year capital forecasting, we assess structural systems, building enclosure components, site infrastructure, and major mechanical elements. Each study identifies repair and replacement timelines, projected costs, and funding model options that reduce the risk of special assessments and reserve shortfalls.

Boards and property managers receive a clear component inventory, funding scenarios they can compare side by side, and documentation that supports annual budgeting and communication with homeowners. Because conditions change, we structure each study so it can be updated as projects are completed and priorities shift, keeping the funding plan aligned with the community’s actual needs.
