Since 2019, G&W has served as the standing assessment partner for an affordable housing owner across five Missouri properties. The work began with a Phase 1 Environmental Site Assessment and expanded to include Physical Needs Assessments and updates, ASHRAE Level 1 Energy Audits, radon testing and retesting, and asbestos sampling, all aligned to Missouri Housing Development Commission requirements.

Because the same team has handled each engagement, every PNA update builds directly on the prior site visit, keeping MHDC submissions consistent across the portfolio. The engineer who documents a property in year one is the one who reassesses it in year five, which preserves a level of building knowledge that single-engagement assessors cannot match. Inspections in occupied buildings are scheduled to minimize disruption to residents.
