Preservation of Affordable Housing

Affordable housing portfolios live or die by what owners know about their buildings. Since 2019, G&W has served as the standing assessment partner for an affordable housing owner across five Missouri properties, supporting a mission built on preserving units. What began as a Phase 1 Environmental Site Assessment grew to cover Physical Needs Assessments and updates, ASHRAE Level 1 Energy Audits, radon testing and retesting cycles, and asbestos sampling aligned to Missouri Housing Development Commission requirements.

That continuity is the difference. Each PNA update builds on the prior site visit, so MHDC submissions stay consistent across the portfolio. The team documenting a property in year one validates its condition in year five, and residents in occupied buildings benefit from inspections scheduled around their lives. That’s institutional memory single-engagement assessors can’t deliver.
