Visitation Academy - Terrace & Window Repairs

A renovation at a two-story private school included repairs to a second-floor terrace and the masonry tied to it, where water had been getting through. The cause had to be established before a repair could be specified, since terrace waterproofing failures often trace to detailing at transitions and penetrations rather than the membrane field. A site visit and review of existing reports, including a structural engineer’s findings on the terrace, supported a written opinion on the source and the corrective work.

The engagement then moved into design assist and construction. Development details and product recommendations went to the design team for the repair documents, followed by progress observations and Electronic Leak Detection testing of the new terrace membrane before the topping slab was placed. The window replacement scope added spray-nozzle watertightness testing to AAMA 501.2.
