At roughly 177,000 SF, the new St. Charles City Hall consolidates municipal functions into a single civic complex. A three-story, 70,000 SF office building anchors the program, paired with an 82,000 SF, 210-space closed parking structure and roughly 25,000 SF of supporting space for storage, MEP, the Historical Society, lobby, and grey-box retail. A central atrium with smoke exhaust and control drove specific MEPFP coordination from early design.
G&W is delivering MEPFP Engineering construction documents in Revit, with a fire protection performance specification framing the design-build sprinkler scope. A full Specialty Services package covers back-of-house lighting design and controls, audio/visual and board room systems, telecom and data backbone, perimeter and interior access control, and parking access and POS systems. Site lighting photometrics, Ameren Custom Incentive Program documentation, and construction administration through final punch list complete the deliverables.
