Renovating an active manufacturing headquarters presents a different set of challenges than ground-up construction. Watlow Electric’s facility in Maryland Heights required upgrades across a complex mix of uses including existing office areas, factory floors, lab spaces, and a cafeteria, all while the majority of operations remained live throughout construction. The project also included a new building addition with a prominent glazed entrance, giving the headquarters a refreshed presence on Lackland Road.
G&W provided MEPFP Engineering and commissioning services for the full scope of work, including selective demolition and system replacement in renovated areas, new systems supporting the building addition, and coordination across the shifting program as office space was converted to factory use and factory areas were adapted for lab and cafeteria functions. Commissioning services confirmed system integration and performance across all building types prior to occupancy.
