Renovating and expanding a two-story, 29,000 SF cultural facility into adjacent ground-floor space required threading new building systems through an existing structure while keeping the program functional through phased improvements. The St. Louis Chess Club’s expansion from its existing footprint into the neighboring Brennan’s space added basement, ground, and second-level program area, all with system tie-ins back to the original facility.
Updated MEPFP Engineering systems were sized to the expanded program, with integration coordinated across new and existing infrastructure to keep the club operational through phased work. Civil engineering followed the building expansion with site modifications that improved accessibility and aligned the approach with the surrounding urban context.
