Adaptive reuse projects in dense urban cores present a different set of engineering challenges than new construction. Existing infrastructure, tight floor plates, and the demands of a hospitality program all have to be reconciled within buildings that were never designed for that use. The LaSalle Building project involved the renovation of two adjacent downtown St. Louis structures into a Hotel Indigo. The 13-story building at 501 Olive Street and the 3-story building at 303 N. Broadway were combined at the first floor to create a unified lobby, lounge, restaurant, and kitchen. Upper floors were programmed for meeting rooms and guest rooms, with a rooftop deck accessible to guests.
G&W provided MEPFP Engineering Design-Build criteria consulting services across both buildings. Work included reviewing systems with the project team, developing system scope descriptions and outline specifications, preparing design-build performance criteria, and producing schematic bridging documents for use by the MEP design-build contractors. The team coordinated utility information and attended design criteria review meetings with the architect, general contractor, and owner, followed by a third-party punch list inspection at project close.
