At 330,000 square feet and more than 260 units, Avenir Apartments in University City is the kind of project where systems coordination across a mix of unit types, shared amenity spaces, and outdoor programming has to be worked out well before construction begins. The four-story residential community includes one, two, and three-bedroom units along with a pool courtyard, pickleball courts, and a dog park.

Mechanical and plumbing engineering design-build services were provided in direct coordination with the MEPFP contractor. The mechanical scope addressed HVAC design for residential units and common areas, with construction documents and permit drawings developed to support the design-build delivery. Plumbing engineering covered fixture unit calculations, system layouts across all unit configurations, and service connection coordination for the full building. Both scopes were produced concurrently to keep pace with the project schedule.
