Expanding a regionally beloved restaurant requires a different kind of MEPFP planning than new construction. The Annie Gunn’s expansion in Chesterfield grew the facility by 11,441 square feet across seven distinct program areas: a new seating and display area, an expanded kitchen, a barn addition with a second story, an enclosed patio off the smoke house, a bakery addition, and a storage addition. Each program type carries its own MEPFP demands within a single coordinated project.
MEPFP Engineering ran through a design-build delivery, with deliverables sized to each discipline’s role: full construction documents for the plumbing scope, design-build narrative and bridging documents for the mechanical and electrical work. Construction administration and contractor RFI support continued through completion.
