Converting a vacant downtown office building into ground-floor retail and 80 studio to two-bedroom apartments meant working a built-out 0.35-acre site in the Jefferson Memorial District with no room to spare. A rooftop lounge pushed it past 75 feet into high-rise territory, with a fitness center, collaborative workspace, and courtyard pool rounding out the program.
Keeping both the civil and the building engineering in house let one team coordinate work that would otherwise cross a consultant boundary on an already tight site. The civil scope covered sidewalk replacement to City Streetscape standards, ADA ramps, separate storm and sanitary laterals, utility coordination, and courtyard drainage, with permitting through several agencies including the Preservation Board. MEPFP Engineering ran from system selection to signed and sealed permit documents and a fire protection performance specification for the design-build sprinkler work, and construction administration carried both scopes to completion.
