4101 Manchester

Mixed-use residential development in an urban neighborhood requires systems planning that accounts for the full range of occupancies in a single building envelope. The 4101 Manchester project is a five-story apartment building in The Grove of St. Louis with parking at grade, ground floor retail, 117 one and two-bedroom apartments across the upper floors, a fourth-floor pool, and common area amenities throughout. The variety of programs and the scale of the building made early MEP systems coordination essential to keeping the design-build process on track.

G&W provided MEPFP Engineering Design-Build criteria consulting services for the project, working with the architect, general contractor, and owner to review systems, identify space requirements, and develop system scope descriptions, outline specifications, and design-build performance criteria. Schematic bridging documents were prepared for use by MEP design-build contractors in developing construction documents, and a third-party punch list inspection was performed at project close.
