Built in phases beginning in 1987, the Ashford Condominiums are two three-story, wood-framed residential buildings with brick veneer cladding, architectural wood trim, and underground parking supported by concrete foundations. Aging enclosure systems and site drainage concerns prompted the owner to pursue a full evaluation to guide repair planning and capital investment.
G&W Engineering conducted borescope, visual, and drone-based investigations to assess conditions behind the brick veneer and exterior cladding, including the air and water barrier system. The evaluation covered both steep-sloped shingle and low-sloped membrane roofing, along with site grading and drainage. A detailed findings report supports the owner’s long-term maintenance and capital planning priorities.
