The redevelopment at 12949 Enterprise Way removed portions of an operating warehouse for new and relocated truck docks and reconfigured the parking lot, disturbing 2.11 acres of a 24.75-acre facility in the Cowmire Creek watershed. Disturbance over one acre triggered post-construction Best Management Practices under the regional MS4 permit.
G&W handled the full civil scope: on-site parking, new loading docks, storm utilities, grading, and erosion control. The existing open detention basin came out, replaced by an underground system beneath expanded parking along Enterprise Way, providing channel and flood protection and recovering the basin footprint for parking. A hydrodynamic separator was paired with it, and the basin discharges to the existing 24-inch storm sewer running southeast to Cowmire Creek. Design carried a 15-year storm event with a 100-year overland flow path, then went through MSD and City review to permit.
