Catching enclosure problems on a wood-framed apartment community is easiest while the walls are still going up, and Maple Block Flats was already underway when the consulting scope began. The Petoskey project spans eight buildings: seven three-story apartment buildings totaling 204 units plus a single-level community building, clad in brick and fiber cement siding with vinyl windows and sloped roofs. G&W reviewed the enclosure drawings and submittals, then tracked the work through four progress site observations covering waterproofing, sheathing, weather-resistant barriers, roofing, cladding, and window flashings. Field water testing of vinyl windows to ASTM E1105 verified installed performance, and a running issues and resolution log gave the owner a documented record through construction.
