Phase 2 of the Cottages of Lake Saint Louis is a single-story, 16,000 SF senior living building added to an established community. The structure is wood-framed on slab-on-grade, with pre-engineered roof trusses and wood-sheathed shear walls, and the existing facility’s drawings set the baseline for matching systems across phases. G&W held both the structural and MEPFP design, which kept the two scopes aligned without a handoff between firms.
On the MEPFP side, the work included construction documents in Revit, low-voltage design, a fire protection performance specification, utility coordination, and site lighting photometrics through construction administration. The structural scope ran from a geotechnical review and foundation design through signed and sealed permit drawings, with observations at the framing and other critical stages of construction.
