100 N. Broadway

A general contractor was renovating 100 North Broadway downtown, and part of that work put fresh waterproofing membrane across the garage deck and around the building perimeter. The schedule had pavers, planters, site concrete, and landscaping going on top of it. Anything missed in the membrane would be under all of that by the time water showed up inside.

Testing ran in the window between membrane installation and the first protection course, working around the deck in phases as areas came available. Six mobilizations covered the electronic leak detection, four in the original contract and two added later. Horizontal deck and vertical perimeter surfaces were both scanned in full. Adhesion of the membrane to its substrate was pull-tested as well. Breaches got marked, numbered, photographed, and repaired, then tested again.
